4.) "Since you are financing your purchase then giving cash back to the borrower is
bank fraud. Both my Broker and I could go to jail. Being a cash back realtor in

5.) "I am a licensed professional with many years of experience and work very hard to
represent you and give you the best service possible. Are you asking for a lower
standard of service? That's what an Austin Rebate Realtor will give you".
6.) "If you were going to a Doctor for brain surgery, would you be looking for the surgeon
that simply gives the lowest price or would you be looking for the best professional in
his field? Do you think that a cash back Realtor in Texas will be a 'Top
Producer' or a 'Hungry Realtor' ''?
7.) "I am a licensed professional with years of training, education and experience... I am
worth every penny of the compensation that the Builder is paying. I know these
Builders and I will negotiate hard to get you the best price possible. Also, most
Builders appreciate the hard work that real estate agents perform throughout the new
home building process and keep it smooth and streamlined. That is why the Builder
pays my commission. Austin real estate rebates take that hard earned money right out
of my pocket!
8.) "So... I can pay you a small Rebate but it has to be approved by my Broker and the
Lender. The Rebate would have to be disclosed on the Closing Statement and it has
to be disclosed to all parties to the transaction. Any rebate can only be applied as a
closing cost contribution that the Lender will limit. No cash can be paid directly to you
at closing... that would be illegal. I will also have to issue you an IRS 1099 for the
rebate amount. That's why in Texas real estate commission rebates have to be very
limited".
