After all of the lawsuits and news reports concerning the traditional commission compensation structure of the real estate industry, hundreds of misinformed new construction home buyers in the Austin, Houston, San Antonio and METRO-plex Regions are still missing the opportunity to receive New Home Rebates. Are these Buyers on the wrong track?
A Cash-Back Realtor in Houston, San Antonio, Austin and DFW is giving a minimum of $8000 (#), up to $26,000 (**) and even more, back to his new home buying clients. Too many Buyers of new homes in Texas are not aware of the practice of Stuart Scholer, a Texas Licensed Real Estate Agent, of sharing most of his commission with his well informed New Home Buyer Clients.

SO WHY ARE SO MANY BUYERS STILL MISSING THIS OPPORTUNITY?
Well... have you ever heard the mantra that "everything in real estate is negotiable"? Of course you have... Real Estate Agents, the Realtor Associations, the Real Estate Pundits and Influencers, AND the News Media... all talk about real estate and how Buyers and Sellers are "negotiating" real estate. But of all of these people that are involved in this Trillion Dollar Industry... How many of them are talking about how the CONSUMER SHOULD BE NEGOTIATING THE COMPENSATION OF THEIR BUYER AND LISTING AGENTS??? Very few... not even the so called "consumer affairs reporters" nor the "business news reporters" in the local and national news media talk about how a consumer CAN and SHOULD negotiate the commission paid to their real estate agent. Even the FTC, the Federal Government, has spent years and many millions of dollars in litigation trying to break down the lack of transparency of how real estate commissions are established and split among Brokers and Agents. They haven't been able to make much progress either. We will see if all the litigation and the hundreds of millions of dollars settlements help.
IN THE MEAN TIME... I AM TELLING YOU, THE CONSUMER, REAL ESTATE COMMISSIONS ARE NEGOTIABLE!!!
Most discount agents charge less for two reasons. Why?
1.) They have a Broker that does not charge them an arm and a leg for transactions nor elevated fees for the privilege of being affiliated with their high profile company.
2.) The client is motivated and needs and/or demands less time and work from the agent. It is soooo simple.
Stuart became a Houston Rebate Realtor back in 2004 when a friend of his was looking for a "Realtor Rebate in Houston". "What's that?" asked Stuart. His friend informed him that he was going to buy a new home and had been shopping around for several weeks and had finally come to a decision. Stuart's savvy friend said that "most of the work was already done, so why don't you pay me for my time? I want 2% (66%) of your 3% commission!". Stuart's friend quickly added... "but I also need that 2% because I don't have enough cash to pay all of my closing costs". So Stuart accepted the proposal and Houston New Home Rebates began helping Houston consumers to achieve home ownership. Now these large 84% (2.52% of a 3% compensation) minimum Houston Real Estate Rebates are for New Construction purchases only.
Stuart's Houston Realtor Rebates can be paid in cash at closing and/or applied towards closing costs. Stuart's Houston Discount Real Estate Services do not have any restrictions, exclusions or exceptions. Nothing is held back and there are no "extra transaction fees". The Rebate verbiage is stated on the TAR Buyer Representation Agreement as such: "Broker will rebate back to Client 84% of all cash commissions paid by Seller and/or Seller's Agent to Broker at closing. Broker shall not seek any fees or commissions from Client under any circumstances. ..."
So there is no catch... New Home Builder Rebates in Austin and New Home Builder Rebates in San Antonio are NOT "too good to be true"! This is Stuart's business model that works for him and it most definitely will work for the Austin, San Antonio, and anywhere in Texas New Construction Home Buyer.
Look at these examples... if a Builder pays 3% compensation on a $325K purchase price, Stuart's Buyer will receive a rebate of (84%) $8,190. It is not chump change! Now if the Builder pays a 3% compensation on a $950K purchase price, Stuart's Buyer will receive (92%) $26,200. And in both cases Stuart will give his Clients an extra $200 to help hire their own third party Inspector. Stuart will guide and inform the New Construction Home Buyer through the difficult and potentially overwhelming task of Buying a brand new home. He has helped hundreds of his clients all over Texas to successfully navigate the process and will continue to share his knowledge, experience (and commission) with those whom seek his help and guidance.
